- HELPFUL TIPS!
- Condo Watch:
- • Be aware that the Condo Association rules require owners to have a condo watch service when the unit is not occupied for more than two weeks. Many problems can be avoided, or at least minimized, by complying with this common sense requirement.
- WATER LEAKAGE – #1 PROBLEM FOR CONDOMINIUMS
- • PLEASE ensure you turn off your unit main water valve when you or guests are gone overnight or longer.
- Dishwashers and Washing Machines:
- • Be nearby when these appliances are running in case a catastrophic leak develops. These leaks can cause tens of thousands of dollars damage, in your unit as well as adjacent and units below, may result if the unit water isn’t shot off promptly in such a situation.
- Valve Leaks Under Sinks While Replacing or Maintaining Faucets:
- • Turn off the main supply valve to your unit when making repairs and replacing faucets, instead of shutting off close by valves. These valves corrode from not being used and often develop leaks when disturbed.
- Leaks at Your Toilet Base:
- • Remove toilet and replace old wax seals to remedy such leaks. Thick wax seals with a plastic flange that fit into the drain are recommended.
- Washing Machine Solenoid Failure:
- • Tip: watch for slow hot water fill. A completely failed solenoid can result in flooding. Waterside 1 has experienced several incidents of these failures causing flooding, some with catastrophic consequences!
- Washing Machine Replacement:
- • When a new washing machine is purchased DO NOT LET THE INSTALLER REPLACE YOUR OLD STAINLESS STEEL HOSES WITH NEW RUBBER HOSES. Stainless steel hoses are more reliable than rubber hoses. If your current stainless steel hose is showing wear, replace it with a new stainless steel hose. Washing machine hose failures are the number one culprit in household water disasters.
- Water Filters:
- • It is recommended that you use a paper filter with a plastic net rather than a carbon filled filter. A carbon filter failed for one of our owners and filled his entire plumbing system with carbon. It caused a lot of damage and resulted in considerable expense.
- Trash Etiquette:
- • Please help us keep costs down while doing your part for the environment
- • Please bag and tie securely all trash dropped down the garbage chutes
- • Do not put liquids or food down the garbage chutes, use your garbage disposal. Help prevent messy chutes and a smelly garbage room
- • Place all recyclable materials in the appropriate bins. Lids are marked to show what goes where. Flatten boxes and/or cut them with the box cutter hanging on the wall to allow the bins to hold more.
- • To get rid of large bulky items free, call Veolia at 239-334-1224 and follow their instructions to place these items outside the trash door for pickup.
- • Recycling as much as possible will reduce our need for an extra dumpster which costs us extra for each use.
- OTHER POTENTIAL PROBLEMS:
- Dryers Taking Longer Than Normal to Dry or Clothes Coming Out Hot and Wet:
- • Such situations represent a fire hazard. TIPS: Check your lint screen to see if it holds water. If it does, it’s probably coated with fabric softener and needs to be cleaned with soapy water. Pull your dryer forward and remove lint from the vent pipe, also from the 2” connection in the wall behind the dryer that connects to the vertical vent pipe serving all units in your stack. When pushing the dryer back be sure the vent pipe does not crimp.
- A/C Not Operating Properly:
- • Tip: turn on your A/C to cold periodically, even in the winter, and check to see if it blows cold air. If not, your condenser is not functioning even though air is flowing down. The blower in your utility closet could be staying on, using electricity but not cooling your unit nor removing summer humidity that can potentially result in mold. Have your home watch person check this also by turning the A/C to cold, even if in the humidistat position (if you have one) when you’re away. Don’t forget to have the A/C or humidistat dials returned to where they were before turning the temperature down for this check. If your condenser is not running you need an A/C service call. Suggestion: Take a photo of your thermostat as you want it set when you are away and post it nearby for guests, family members or your home watch person.
